The land has specific use restrictions that include: all homes should have a solid foundation and minimum 600 sq ft of heated space; mobile homes must be less than 10 years old (with newer models approved automatically upon proof; older models require written approval); you can only have one mobile home and/or one permanent residence per lot; no commercial farming, auto salvage, junkyards, or trash dumping; grass must be kept mowed; and all septic systems must be installed under state/county health department supervision. The seller retains the right to approve all construction plans and may require written variance requests for exceptions.
If your payment is 10 or more days late, a late fee of 4% of the unpaid amount will be charged (minimum $10, maximum $50 per late payment). If you miss a payment for more than 30 days, the seller can declare the entire remaining balance due immediately. If you continue to default, the seller may terminate the contract, and you'll lose all payments made to date and possession of the property. The key is to communicate early if you're having trouble, don't wait for the default notice or eviction due to breach of contract.
